In an ever dreary market, Realtors and Sellers need to find creative ways to get their properties sold.  I recently read an interesting article about two families that swapped their homes. 

Family 1 had their home on the market for six months, but no bites, barely a showing.  Family 2 was looking to downsize and had their home on the market with a Realtor.  Family 1 had basically given up, but had noticed Family 2’s open house signs and decided to stop in for a peek. 

Upon entry, Family 1 loved Family 2’s home.  It was everything they had been dreaming of in a new home.  The Realtor talked to Family 1 a while and it sounded like the home Family 1 had for sale may meet the criteria of Family 2. 

After taking Family 2 to view Family 1’s home, the Realtor decided a HOME SWAP was the perfect idea for these families.  Family 1 sold their home to Family 2.  They used the equity in their home for the down payment on their loan to purchase Family 2’s home.  Family 2 did the same and the closings occurred simultaneously.

What a perfect situation?  Are there more of the swaps that could be completed in our area?  Maybe Realtors should be noting what the seller is looking for in their next home under agent comments or on Realtor.com.  

There is now a website called http://domuswap.com and http://onlinehouseswap.com, that can be used to provide additional exposure for a seller that is open to the idea of a swap.  Domuswap reports that at least four successful swaps have been made on their site.
